Island Lofts – Termites?

island-loftsAs I was driving to the office today, I noticed Island Lofts being fumigated for termites.  Yuck!  Who likes termites?

When writing an offer to purchase a residential property, one question on there is to have a termite inspection or not.  So when do you request one and when do you not?  For my disclaimer and liability, always get a termite report!

Now, if “I” were purchasing a property, I wouldn’t always ask for one.  Properties such as The Mark or Icon, well, it’s hard for termites to bite into concrete and steel construction and destroy the complex.  These complexes I wouldn’t worry about getting a termite report and if I do ask for one, most of the times this will be countered out by the sellers.  Now, other complexes like:  Island Lofts and Palermo, I would request one to be provided to me during my purchase and before I release my contingencies.  I would like to know if the property I’m about to purchase has termites or not.

If there are termites, who pays?  That’s a good question.  It all depends.  If it’s a condo complex, many times the HOA will pay for the removal of the termites. To be sure, read the hoa docs that are provided to you during your purchase or have your Realtor, Michael Long, ask for you and find out for sure.

The removal of termites can cost thousands of dollars so please make sure you are protected and understand your rights!!
