Downtown San Diego Safety!!

wellsfargorobbedWell, it appears Wells Fargo is giving out more than just home loans these days, they’re giving out cash too. On Aug 18th, a bald headed man robbed the downtown Wells Fargo that’s located at 401 B Street in Downtown San Diego. He was described as wearing a black shirt, glasses, 160 pounds and bald. It wasn’t disclosed how much the robber got away with in the Target bag he was using. The robber apparently told the clerk he had a gun and he would cause harm to her if she didn’t give him money.

Let’s make sure we keep our downtown San Diego Community safe and try to capture this guy. If you know any info, contact the police department.

2 days earlier, we had a woman that stole a police car on 17th street. She was believed to be under the influence. She lead police to Oceanside up the 5.

Please remember we live in an urban city and not all people are as nice as you and me. With that said, San Diego downtown is a great place to live and I do feel safe walking the streets but always remember there are some crazy people in this world.

Moving Park in Downtown San Diego

Moving Park Competition for Downtown San Diego

So what’s a moving park? It’s a park that will be planned to be movable to different parking locations around downtown San Diego that will give life to an area for a designated amount of time. The city of San Diego and Downtown San Diego Partnership are joining together to lead this innovated idea and have come up with a design competition for everyone to participate to create this parklet design. Designs must be turned in by August 25th by 5:00 pm and the winning design will be announced Sept 1st. On September 19th, the parklet will be open and will then be able to see the winning design. The winning designer will be provided with $5000 to create these movable parks for construction materials and supplies.

There are multiple rules that you must take into consideration when creating your design.  How easy will it to be to move the park and how will it be moved?  It must be attractive and usable and durable.  Take a look at all the RULES

Celadon at 9th and Broadway is currently being built and should be nearing its completion within 6 months. Celadon will be an affordable home apartment complex. 223 units will be available for people that make 30-60% of the local area median income. 88 properties will be for affordable homes and the Mental Health Services will fund 25 of those. The residences of the Mental Health will receive help and services to lead them to homelessness. 2 units will be for staff employees.

Celadon will be a 17-story Downtown San Diego Apartment for rent property with 2 underground parking levels. On the 15th floor, there will be a terrace that provides San Diego skyline and bay views. The estimated total cost for this project is $76 million with $2,812,150 MHSA Estimated Capital Funds. MHSA is also putting an additional of $1,349,832 in operating funds.

Nate Bosa – Bosa Development

Organ Pavilion Concert: The San Diego Organ Society presents a free organ concert every Sunday. Urbana – Apartments in Downtown San Diego

Atria Studio for Sale

There are many condos in downtown San Diego for buyers to select from. Today, there’s a new listing at Atria which is a condo complex that’s located in the Marina District in downtown San Diego. It’s unit #207 that’s located on the second floor and has street views overlooking Market. This studio has 585 sqft of living space and has some nice features throughout. Trulia Acquired by Zillow

zillow-truliaToday I received an email from both Zillow & Trulia explaining this acquisition to me. They both stated they will still keep both brands and run both separate from each other. So why did they do this? Well, $ of course. Why not buy out a major competitor and have more of the market for yourself?

If you ask me how I feel out Trulia and Zillow, I would cringe as I always do when I hear someone talking about Zillow. I don’t know much about Trulia but I do know about Zillow and their Zestimates. Zestimates is Zillow’s term regarding their price quote on a property. They take recent sold properties around the neighborhood and come up with a price. Now, let me tell you from experience and knowing our downtown San Diego real estate market, their #s are all over the board. I have clients coming to me saying Zillow said my this property should be worth “X” amount; which would be $75-100k less than the property below sold last week that also had multiple offers. Or even vise versa. I’ve had clients say to me their property is worth $100k more than a property that sold above them that took 90 days to put into escrow and also after reducing the property multiple times.

On another note, I’ve had clients call me after they searched through Zillow to view a property to find out that property wasn’t available. I would search my own Multiple Listing Service and seek out that property my clients were interested in and I wouldn’t find it in the Active listings. I would then call Zillow myself and inquire about a property that was listed on their website for purchase. The representative at Zillow told me that property shouldn’t be up and was sold 5 years ago. What? I said. I came across this situation more than one time.

So do I like Zillow, NO! Not because they are a website competitor of mine, their #s and listings aren’t accurate. I strive to have my websites accurate and provide you with recent downtown sales and recent Downtown San Diego rentals so you can see the information yourself. I’m not trying to hide anything from you, I’m doing the opposite. I want you to see what other properties are selling for so you can understand what these properties are selling for. You are searching the MLS as I am through Sandicor. I do know these complexes and properties within so one property within a complex could sell for a lot more than another of like kind because of many different factors. Let me help explain what these factors are within the complexes you like and want to pursue.
