Brickyard – Special Home for Sale

Brickyard Condo & Loft

I’ve seen a lot of properties around Downtown San Diego but I’ve never had the opportunity to view this property at Brickyard until last Thursday. Brickyard is located in the Marina district and only has 18 units within the complex. This is 1 of 5 properties that are town homes but this is the only property that has direct access to the parking garage below with side by side parking. This town home actually is 3 stories. The den is on the bottom floor with direct access outside. The main floor has high ceilings in the living room with many large windows and 3 french doors that really opens the property up to the outside backyard. Yes, this property does have a private backyard. Upstairs is really cool with an open hallway that looks down below. Both bedrooms are upstairs with the master bedroom having a patio.

Brickyard in Downtown San Diego

New Fees for Downtown San Diego Builders

New Builder Fees in Downtown San Diego

Downtown San Diego Builder Fees towards Public Facilities are now going to be higher than they once were.  With a 5-4 vote at City Hall on Tuesday, a 78 % increase was approved.  That’s about $8k per unit.  This money will go towards building 2 new fire stations.  One will be located across Pacific Hwy from the Administrative building and another one will be located by the Police station along Broadway.   The current fire station in East Village will be replaced and 2 more existing stations will be expanded.  Just the cost of these fire stations will be around $90mil.

This increase of fees won’t take affect until after a 10-month moratorium period. Many people are looking to increase the # of public parks and have more open space for residences to use and enjoy.   Downtown San Diego’s population is expected to more than double to over 90,000 by 2030 and it’s time to start planning for this growth.  As you drive around downtown, you can see this growth happening in front of you.  There are more cranes in sky and you see this new development happening all around the city.

350 West Ash Short Sale

We have a new short sale listing at 350 W Ash street #608 in Downtown San Diego.  It’s located in Little Italy district, close to all the shops and restaurants.  This property is one of a kind and it’s the first time it’s being sold since the original purchase in 2005.  This property has rap-around floor to ceiling windows and has a south/west exposure.  2beds 2baths 1226 sqft and also comes with 2 patios.  The property has a storage cage and also a 10×10 storage room that’s located in the garage area.

350westash-lowres

350 W Ash was originally built in 1989 as a commercial office complex.  In 2005, B&H Systems renovated the 12 story complex into 76 condos and lofts.  They range from a small 500+ sqft studio to 1750 sqft of living space.  Some properties have patios and some do not.  One lucky owner owns the roof top patio that has barbecues for themselves.

Come see why 350 West Ash is a great complex to live in.  Convenient to freeways and only a short distance to the Gaslamp District.  Contact Michael Long & Associates at: 619.846.0892

Rock & Roll Marathon Finish Line in Downtown San Diego

If you were in downtown San Diego yesterday, you probably saw the race for the Rock & Roll Marathon.  This is an annual event that started back in 1998.  26 states and over 500,000 people attend each year to run the marathon or half marathon.  At each mile, rock & roll music is playing and there are fun water stations along the race.  This year, we had a world record broken…..Harriette Thompson, 91 ran the race in 7:07:42 and broke the fastest time for 90+ years of age.  She’s already raised over $90k for Leukemia and Lymphoma Society’s Team in Training.  The race started in beside Balboa Park and ending in East Village in Downtown San Diego.

rock and roll marathon

Rock & Roll Marathon has already helped bring in over $235 mil to many different charities.  If you’re interested in running the race, go to their website: runrocknroll.competitor.com  You’ll never run another marathon like this one.

Sempra is Relocating in Downtown San Diego

If you live in downtown San Diego or even gone to watch the Padres play, you might have seen a couple cranes in the air by 7th & Island and wondered…what’s being built here?  Well, it’s not going to be downtown residential complex, it’s going to be the home of the new Sempra headquarters.

Sempra will be moving from it’s current location in Cortez Hill, 1st and Ash, to the Ballpark District across from Parkloft & The Mark.  Sempra has signed a 25 year lease with Cisterra Development for the whole new 16 story development that will have 300,000 sqft of office space.  Sempra currently has around 700 employees working in their current office and I’m sure they are all excited for the new move in 2015.

This new development is going to cost around $120 Million to develop and once complete, they may look into selling this complex to another investor?  Cisterra developed DiamondView Offices, which is located across the street, and ended up selling once completed.  The old 347,000 sqft office, said the owner Sandor Shapery, might be offered to house the new city hall or lease to new offices or even turn the top floors to residential properties.

Now in their place: picnic areas, plazas and terraces, swings, themed gardens, civic greens, promenade and of course the water fountains that shoot up 12′ in the air. There are 31 water fountains with the pool being 40′ wide 830′ in length and 1″ deep. With views of the bay and downtown skyline, the waterfront park is a great place to come and entertain.
